When you’re preparing to sell your home, you want to show it in its best light… which can be hard to see when you’re up close and personal with it.
You’re well aware that your dog chewed up the banister when he was just a puppy. You know the exact shade of spaghetti sauce that appears to be a permanent fixture on your ceiling (please, no one ask). The bathroom door is a tad off-kilter, and you have a secret handshake with your dishwasher to keep it from stopping mid-cycle.
These things are part of your daily life, but to a potential buyer, they don’t exactly scream, “Sign the contract!”
As a realtor on Cape Cod, I’ve witnessed how first impressions can make or break a showing. There’s a look people get when they’re prepared to make an offer, and it doesn’t just magically appear. You have to work for it.
Before you start marketing and showing your home, take note of the necessary fixes and upgrades. You don’t want to give buyers a negative first impression that might devalue your home in their eyes.
My advice? If you feel too close to the situation to give your house an unbiased overview, ask for help from your realtor or a friend whom you trust. And try not to take their thoughts personally! I know that’s easier said than done, but any suggestions you receive are a reflection of the market, not of your family’s life.
One tried-and-true avenue to give buyers a positive first impression is to renovate your mudroom. In many homes, this doubles as a pantry or laundry room, which can lead to clutter, dust, and dirt. Often, a good deep cleaning will work wonders, but if you’re up for the challenge, consider installing shelves, choosing a new sink, and refreshing the flooring.
Another favorite renovation amongst homeowners all over the country is a full kitchen or bathroom upgrade. A fresh coat of paint, new cabinets and countertops, and smart appliances will bring new life to the heart of your home, while new fixtures and improved storage solutions will turn your bathroom into an oasis. You really can’t go wrong with either focus.
If you’re looking for a fun way to elevate your home, consider converting your garage or barn into more of a hang-out area. This one may require professional help, as you’ll want to make sure your space is heated. But beyond that, the possibilities are endless! Personal gym? Sewing room? Art or dance studio? If it will fit in your garage or barn, you’ll have the ideal spot to spend your recreational time.
Preparing your house to sell can mean tackling some renovations—but you’re never on your own. Here on the Cape, we have some fantastic contractors who can help with cleaning, flooring, painting, heating, and more. Even if you’re not sure where to begin, they are.
With a few repairs and upgrades, a well-loved home will find its new people. Nail that first impression and you’ll be moving on in no time.
